If there is Real Estate Firm deals with construction of Residential apartments. Which is located in Maharashtra. So as per my knowledge following acts are applicable to it.
1) Minimum Wages act
2) Payment of wages act
3) Contract Labour (R & A)
4) BOCW Act
Under these acts there are so many Registers and Records in which most of them are similar.
If because of any reason it is not possible to maintain all at same time then what is solution for this. Records are in relation with both staff and labours. So requesting you guide for the same.

Yes there are some fields which are duplicated in records to be maintained, but there are remedies to eliminate few of them. ESI Act is not applicable to construction industry, as such likely liabilities of mishaps are to be covered by covering them under Employee Compensation Act policy. This can be made available from any general insurance company.
In case your employee strength including contract employees exceeds 50 them you are required to pay 5% minimum HRA to all employees. Also Profession Tax Act is also applicable.
