Checking all gauges to make sure readings are as expected * He!ligen 13.03.10

Cleaning condenser and evaporator coils chillers and AHU's * Heiligen & Trane as Bi-monthly program 13.03.11

Checking all compressor motor and assembly alignments to specification. Check all seals and provide lubrication where necessary * Trane 06.03.10

Primary & Secondary pumps & motors

Checking the condition of the motor through temperature or vibration analysis * Heiligen 14.03.10

Checking motor supports and fan blades for excessive wear and secure fastening * Heiligen 14.03.10

Aligning the motor coupling to allow for efficient torque transfer * Heiligen 14.03.10

Check packing for wear and repack as necessary & replacing packing with mechanical seals with outsourced vendor * Heiligen 14.03.10

Aligning the motor coupling to allow for efficient torque transfer to the pump * Heiligen 14.03.10

Checking and secure all motor mountings * Heiligen 14.03.10

Tightening connection terminals as necessary * Heiligen 14.03.10

Remove dust and dirt from motor * Heiligen 14.03.10

Checking and securing all pump mountings * Heiligen 14.03.10

AHU:

"Air handling unit. Check for the following:

- Dirty filters and fans

- Improper belt alignment and making adjustment

- Air leaks in equipment cabinets and ducts

- Improper air damper operation and making operative

- Dirty condenser and evaporator coils cleaning

"Checking fan, belts, and bearings:

- Checking fan blades for dirt buildup, and clean accordingly

- Checking alignment of belt and pulleys .

- Checking for noise, vibration, or heat from the bearing

- Checking fan blades for chips or cracks that may cause noise or vibration

Assuring that all bearings are lubricated * Heiligen 28.03.10

Ducts

Checking cabinet access panels and duct connections for tight fit and air leaks. Sealing any leaks and/or replace seals around access panel if necessary* JLL

Testing duct and air handler leakage every years or following a change to the duct system * JLL

Internal duct cleaning or blowing the same dust as accumulated periodically* JLL

Inter-Team-Communications

Communicate to facilities staff the importance of keeping detailed notes on equipment service records and energy use, when the information is fresh JLL & Heiligen-Mutual communication while operating the systems as assured with Staffs

Maintaining adequate communications between Interfacility staff and building operators



Other Actions routinely & at the first of all

Ensuring that all doors and windows are closed when the air-conditioning or heating system is operating JLL

Inspecting electrical connections and tighten if necessary to prevent overheating and/or improper equipment operation. For safety reasons, shut off all power to the unit before handling Heiligen 27.03.10

Cleaning all electrical terminals. Check electronic controls and replace any defective parts * Heiligen 27.03.10

Inspecting piping insulation, as they tend to degrade over time, especially if exposed to sunlight Heiligen 27.03.10

Inspecting bearings and drive belts for wear. Adjust, repair, or replace as necessary * Heiligen 27.03.10

Checking the condition of the motor through temperature or vibration analysis to assure long life * Heiligen 27.03.10

Checking for balanced three-phase power. Unbalanced power can shorten the motor life through excessive heat buildup * Heiligen 27.03.10

Inspecting bearings and drive belts for wear. Adjust, repair, or replace as necessary *-Yearly Heiligen 27.03.10
